Resin Bound vs Resin Bonded: Why the Difference Matters

The terms “resin bound” and “resin bonded” are often used as though they describe the same type of driveway. They do not.

Both systems combine resin with decorative aggregate, but the materials are applied differently. This changes the texture, drainage performance and situations in which each surface is most appropriate.

Understanding the distinction will help you compare quotations properly and avoid choosing a system that does not suit your property.


What is a resin-bound surface?

With resin-bound surfacing, the aggregate and resin are thoroughly mixed before being laid. The resin coats the stones throughout the mixture, which is then spread and hand-trowelled to form an even surface.

Small connected spaces remain between the coated stones. These voids allow rainwater to pass through the surface rather than simply running across it.

The result is the smooth, seamless appearance most homeowners have in mind when discussing a modern resin driveway. The aggregate is held within the mixture, so there should not be a loose covering of stones on top once the surface has cured.

Resin bound can be used for driveways, paths, patios, courtyards and appropriately designed commercial areas. The complete construction must be specified for its intended traffic rather than assuming that the same build-up suits every application.

What is a resin-bonded surface?

Resin-bonded surfacing uses a different method.

A layer of resin is applied directly to a prepared base. Dry aggregate is then scattered or broadcast over the wet resin. Once the resin has cured, excess stone is removed.

Because the aggregate sits on top of the resin rather than being mixed through it, the finish is rougher and resembles loose gravel more closely. The resin layer beneath the stone is not permeable, so rainfall must run off towards a suitable drainage point.

This pronounced texture can provide high friction. Resin-bonded systems can therefore be useful for particular commercial, highways or access applications where grip is the main requirement. Infrastructure contractor WJ Group describes resin bonded as a textured, non-permeable system used for demanding high-friction environments such as bridge decks and ramps.

It is a legitimate surfacing method, but it is not simply a cheaper version of resin bound. It is a different product for different requirements.

Is every resin-bound driveway permeable?

The resin-bound surface itself can allow water through, but that does not automatically make the entire driveway permeable.

What sits underneath matters just as much.

If permeable resin is installed over a sealed concrete base, water cannot continue draining naturally through the full construction. It will need another route, such as correctly positioned drainage channels leading to an appropriate permeable area or drainage feature.

A fully permeable build-up uses compatible open-graded materials that allow water to pass through and provide temporary storage below the surface. Ground conditions also need consideration because clay soil will behave differently from freely draining ground.

The government’s guidance on permeable front gardens explains that open-graded sub-base materials are required for porous construction. It also advises that the most suitable solution will depend on factors including soil, slope and whether the area is already prone to waterlogging.

In other words, “resin bound” and “SuDS compliant” should not be treated as interchangeable phrases without checking the complete drainage design.

Why does this affect planning permission?

For homes in England, the way a front driveway deals with rainwater can affect whether planning permission is required.

Current GOV.UK guidance says planning permission is not normally required when a new or replacement driveway uses permeable surfacing, regardless of its size, or when rainwater is directed to a lawn or border within the property.

If more than five square metres of front garden is covered with a traditional impermeable surface and the water is not directed to a permeable area, planning permission may be required.

A correctly designed resin-bound driveway can support a permeable solution. Resin bonded cannot meet this requirement through the surface itself because the resin layer is impermeable, although it may still be possible to create a compliant scheme by directing runoff to a suitable lawn, border or soakaway.

Local circumstances can affect the position. Listed buildings, conservation areas and properties where permitted development rights have been restricted may require additional checks. Permission for a new or altered vehicle crossing is also separate from the choice of driveway surface.

Which system is better for a domestic driveway?

For most domestic driveway projects, resin bound is usually the more suitable option.

Its even finish is comfortable to walk on and works well around front doors, paths and parking areas. It is easier to integrate into a permeable drainage design and does not attempt to imitate loose gravel by leaving aggregate exposed on the surface.

That does not mean resin bound is automatically right for every property. The existing base, ground conditions, vehicle use and drainage still need to be assessed.

A driveway regularly used by heavier vehicles may require a different construction from one carrying a single family car. A steep site may also need additional consideration around grip, falls and water movement.

Resin bonded may be appropriate where a strongly textured finish is specifically needed. It should be selected because its properties suit the project, not because the two names have been confused.

What should a resin driveway quotation specify?

A quotation should state clearly which system is being offered. “Resin driveway” on its own does not provide enough information.

Before comparing prices, ask the contractor to explain:

  • Whether the surface is resin bound or resin bonded

  • What preparation and base construction are included

  • How rainwater will be managed

  • Which resin and aggregate system will be used

  • How the design accounts for expected vehicle loading

  • What edging, drains and access covers are included

A lower quotation may exclude groundwork or drainage that another contractor has allowed for. Comparing only the total cost can therefore give a misleading impression.

The contractor should also be willing to explain why the proposed build-up suits your property. If they cannot describe how the surface will be installed or where the water will go, it is worth investigating further.

Choose the system, not just the appearance

Resin bound and resin bonded can look similar in photographs, particularly from a distance, but they perform differently once installed.

For a homeowner, the most important distinctions are the surface texture, how firmly the aggregate is held and how the driveway manages rainfall. For a commercial property, intended traffic and grip requirements may change the decision.
